Where are you in the sales process?

Although real estate agent fees are tax-deductible, they reduce profits and should always be tailored to the specific transaction. Furthermore, there are tax optimization strategies that are best implemented before notarization.

Capital gain, replacement property and holding period

Depending on the canton, gross profit and holding period are progressively taxed and subject to a bonus/penalty. The following figures are indicative and non-binding. We would be happy to provide a precise calculation of cantonal tax rates and potential tax optimization opportunities in a free initial consultation.

The price of the replacement property determines any potential tax deferral. Generally, the replacement property must be more expensive than the sale price of the previous property to achieve a full deferral (cash in minus cash out). If this is not the case, a partial deferral may apply. Negative realized gains in the calculation always result in a full deferral of the capital gains tax.

Cantonal property gains tax calculator

Depending on the canton, the property capital gains tax can also be calculated by the tax office:

  • Preliminary assessment based on the report from the land registry office: this calculation is provided in writing, sometimes only on request and in some cantons for a fee (for example, in the canton of Bern this simple preliminary calculation costs 100 francs). In all cases it is an approximate calculation based on the information that the tax office receives. The disadvantage is that these calculations are only carried out after the sale and certain optimizations are no longer possible.
  • Some cantons offer an online calculator to make it easier to calculate the tax rates. In the canton of Zurich, a PDF form is provided that performs the calculation. This applies to the Zurich city and the entire canton and also serves as a tax return for submission. It must be printed out and signed. Further calculations such as the deferral of property gains tax are not carried out.
